Impact Capital Group have started the planning process for one of its’ sites based in Sevenoaks, Kent. The land currently houses a derelict care home which has been vacant for over 12 months.
Sevenoaks was ranked one of the best towns to live in the UK (The Sunday Times, 2019), factoring in house prices, schools, broadband speed, community spirit, local shops and culture. It was key to the team that these local characteristics are not only included in the design, but that they are enhanced by the development.
The sites new purpose was determined through research by our Impact Developments team. Local community needs, social cohesion, the environment, sustainability, preserving wildlife and conservation areas- all play key aspects in our strategic approach to developing this site.
The plans propose to deliver 56 high quality 1- and 2-bedroom apartments, joined by a generous central garden square for residents to enjoy. Landscaped grounds with play spaces also form parts of the proposed plans. Electric car charging points will be installed in conjunction with 53 parking spaces. The development also includes a concierge reception and a bicycle pavilion, to encourage health and wellbeing.
The plans respond positively to climate change and encourage a more sustainable approach to both land use and lifestyle choices.
The designs are currently in the hands of local residents. Their feedback is fundamental to the design and will be incorporated into the final submission for planning to Sevenoaks District Council.
